We have been trying to by a house for three years now using the same realtor. Each time something always went wrong and it didn’t go through.
Finally, after pain and torture of another nine months, it looks like we are actually going to purchase our first home and my question is how to properly thank our realtor who stuck with us through all the turmoil.
A hand shake usually, but after three years of knowing somebody I would think they would be a friend at this point. A bottle of wine, a good book, invite to the house warming party. After 3 years you should have some idea.

Tell the agent how much you have appreciated all their service, write a testimonial for the agent, offer to act as a reference, refer your family, friends and coworkers to the agent.

I used to be a realtor and I know that a thank you card and a nice plant was the normal gift…some of which I still have! Did your realtor drive you around for the past three years? If so, a gas card or gift certificate to a tire/auto repair place is always a really nice (and light-hearted) gesture. Technically, realtors are not supposed to accept gifts, but this one can be "hidden" and VERY USEFUL!
