Does the realtor help to get approved for a home loan or should we get approved and then approach one?

We are planning to buy our first home and are confused as to the getting approved for loan process. So we were wondering if the realtor can help us with that.

The Realtor can help by suggesting specific lenders or mortgage brokers. Typically, they’re ones who are professional and can get the deals through. However, the Realtor really can’t "help [you] to get approved."

Realtors like for you to be preapproved before they start working with you on finding homes. However, there’s nothing wrong with going to a Realtor and saying, "I’d like to work with you. I’m not preapproved yet. Can you suggest a couple of lenders who you know and work with that I can go to to begin the approval process?"

And especially if your situation is somewhat unusual or difficult, the Realtor may have some suggestions for lenders who’d be more willing to work with you.

I have an advertising agreement with a realtor who did not pay most of his bill and gave us knowingly false promises to pay in emails, on the phone, and shaking our hand in person. Now, we’ve sued him in court. He claims he’s filing bankruptcy, even though he promised payment one week before we filed… seems like a quick turnaround to be suddenly filing bankrupcty. The reality is, as to date, he has yet to file. What are the ethics rules for realtors dealing with the public in non-real estate transactions?
I am aware I need to file a discplinary complaint; what I’m asking is if it will stick, and why.

The same as any other relationship. Make him go to court and present BK paperwork showing your firm listed at one of th creditors. If he can’t you may get a judgment but good luck collecting.

Where can I find such listings? We have a realestate agent already.. so please no soliciters.. I just wanted to do some research of my own too & see if I can find something she didn’t…. i signed a contract this past saturday with a realtor.today the realtor said i won’t be able to get much mney to put down on another home.i know my home is worth $80,000.00.can a realtor jump out a contract ? i was using keller williams realty

I don’t follow. Nothing you’re said indicates your agent has ended your listing agreement.

I am doing a business card for a client. Do I put the equal housing opportunity logo? My client says she needs the Fair Housing logo… Isn’t that the same thing. She say the equal housing opportunity logo is for equal opportunity for people. I say that equal opportunity not equal housing opportunity….. I need to send these cards off. Please any realestate agent or anyone who knows reply… Thanks

You are right. Go to National Association of Realtors website and look at the logos. The picture of a little house with the writing on them. Make sure you don’t use the one for mortgages.

I have had an accepted contract on my house for about thirty days. The closing date is in one week. In the contract the purchase was contingent on a home inspection, this inspection was to be performed no later than 10 days prior to closing. They just had it done today 7 days before closing. Do they have any recourse to back out now because they waited to long? All of this is in writing in my contract. If there are any major repairs there is no way I can get them done and most importantly paid for in 7 days. I do not have any "room" left to go down in price on my house either. One last thing.. in the contract we negotiated a 600 repair cap, state of TN if it helps. Please elaborate on answers, I have to be able to close on the date that we set. Thank you.
A few quick "adds" I am working with a realtor, and he is as baffled as I am, as to why they waited so long to have this done. We already have a letter stating mortgage approval, and thay DO NOT have to have an inspection as far as their mortgage is concerned.

After hte inspection, they will send you a list of things you need to fix or pay to have the buyers fix it. If you don’t want to do the repair, you can turn it down.

At this point, if they DO back out (which they can until they sign the papers after the inspection), you still have their earnest money that they gave to you at the very start of this process.

If, at the final walk-through, they don’t like the improvements, then they can tell you to get improvements you forgot to do that they wanted to have done in the contract or they won’t sign the papers until you get it done.

How does a buyers realtor get paid when buying a home that is not listed with a realty company?

We have been working with a realtor to buy a home. We recently went to an open house for a home that is not listed with a realty company (we went without our realtor), the home is being sold directly from the builder. If we decide to purchase this home and would like the services of our realtor to help with paperwork, etc. Do we then, as the buyers, pay for the realtor?

We did this exact thing – after being shown properties by a realtor we went to the open house of an unlisted property and bought it. We didn’t have any obligation to the realtor of course, since the house we purchased wasn’t listed. We maybe saved some money (or got a little nicer property for the same money) because the seller didn’t have to pay a commission to a realtor. We paid a lawyer instead to handle the sale and the seller paid theirs. Our lender saw to whatever paperwork they needed. Went fine.

On another occasion, we were selling some property and although we hadn’t listed it with a realtor, we got a tip on a potential buyer from a realtor. In this case we gave him something for passing along the information (it resulted in a sale for us) but not as much as the regular realtor’s commission would have been.

Builders do not need to have a real estate license to sell a new home that they built.

Why are realtors and developers allowed to serve on City Councils?

They should not be allowed to serve on City Councils because of a conflict of interest between real estate agents goals of short-term profits and the best interests of the local community, which is long-term.

Mainly when it comes to zoning and where property should be placed, the greed of each real estate agent’s market gains and loss take priority over the public community interest.

So why can’t we not allow realtors to serve city council positions to ease this frustration?

We the people like corrupt government. At all levels.

That is why we keep electing these crooks and the democrats and republicans.
